Place Strategy Partnership

The mission of the Place Strategy Partnership is to enhance the internal capabilities and external performance of member organizations with cutting edge thought leadership and facilitated idea sharing, with a focus on integrated strategic planning for complex corporate real estate portfolios.

The Partnership yields benefits to its members in three ways – through strategic planning methodologies, market intelligence analytics, and a research platform which innovates with new approaches to portfolio strategic methods and facilitates communication among our members.

The Core Premises of the Place Strategy Partnership are:

From our initial six partner companies, we have grown to a dozen Place Strategy Partnership members. The majority of our Partner companies are Fortune 100 sized companies. Their portfolios range from under four million to more than seventy million square feet. Our corporate partner portfolios total more than 500 million square feet of occupancy. Our Partnership base is diverse and includes global industrial, financial services, telecommunications, insurance and educational companies as well as US and Canadian public sector entities. We believe this diversity accelerates innovation.

Corporate Portfolio Analytics formally launched the ground breaking Place Strategy Partnership initiative in winter 2007. We believe that a critical mass of progressive, substantive corporate occupier organizations exists that shares a desire to enhance their internal capabilities and external performance with cutting-edge thought leadership and facilitated idea-sharing.

Thought leadership is the hallmark of the Place Strategy Partnership. Over the past two years, we have seen innovations that we first introduced to the management of corporate real estate now become accepted industry practice. Whether through portfolio rationalization, improved transaction performance or improved client relationship management practices, each member company has achieved meaningful contributions to their success through their Partnership work.

Market Place Strategy

Participation:

The Place Strategy Partnership offers both individualized corporate real estate strategic planning support and facilitated Participant learning in three segments:

Personalized “Portfolio Planning Platform” Anaysis and Training:

Your “Portfolio Planning Platform” drives your company's long-term real estate supply management, demand forecasting and client relationship management efforts.

  • Reviewing your current approach, (through a series of interviews) and using our “best practices” Place Strategy model and cross Partnership benchmarking, identify priorities to enhance your platform over the next year. In subsequent years, a progress review, further Partnership benchmarking, and coming year goal setting, will be facilitated.
  • An on-site portfolio planning skills development seminar for your team, delivered by CPA Principals and addressing the needs identified in the benchmarking audit.

Corporate Portfolio Analytics' award winning Market Intelligence Tools:

  • An "Portfolio Priority Grid", mapping out your lease expiration dates for the next 4-5 years by the five-year forecasted rate of market price growth of each domestic office covered.
  • An "Market Risk Grid" mapping the short (2 years) and longer (years 3-5) term market dynamics for each domestic office location covered in your portfolio.
  • "Deal on Demand"— within the year, provide up to six Deal Zones detailing submarket and micro-market pricing, and risk analysis for key individual transaction decisions you need to make during the year. Most individual Deal Zones can be produced within three business days.

Facilitated Innovation Exchange:

  • Exclusive, first-look monthly Research Briefs, on relevant strategic portfolio planning issues, delivered by CPA Principals.
  • Three webinars per year, designed for strategic information exchange and staff development and delivered in case study format by CPA Principals and prominent guest lecturers.
  • Participation in our annual Partnership conference at Harvard, which presents new strategic planning principles and techniques in a highly interactive format and supports communication or interchange of ideas among partners.
  • Web-based facilitated communication among Partners.
